Yes, in fact - 90% of our investors sign overseas. We facilitate the signing of lease and construction contracts, which can be done overseas. All our investors are foreigners, and we ensure a seamless process for remote signings. Our notary explains this process in detail via video, inquire via whastapp for examples.

Is it possible to obtain insurance for my villa?

Certainly. Options are available through companies like ALLIANZ, providing coverage against natural events such as earthquakes or flooding.

In the case of construction delays, what should I do?

If there are construction delays beyond the predetermined completion date, compensation with daily penalty fees will be provided, deducted from the final payment.

Is it possible for me to re-sale my villa?

Certainly! You have the flexibility to decide what to do with your villa, including selling or gifting it at any point. We estimate a capital gain from off-plan purchase to completion between 15-20% depending on villa sizing.

Who is the owner of the villa - Leasehold or Freehold?

There are two primary avenues for foreigners to acquire property in Bali:

Leasehold:

Securing land with full rights for a specified period, ideal for foreign investors due to lower capital requirements and extension flexibility. Offers potential tax benefits. Initial term typically 30 years, extendable for another 30 years.

Freehold:

Acquiring land through a local company for perpetual ownership.

How are the payment terms organized for an off-plan project?

In our payment structure, every installment is tied to a specific construction milestone, guaranteeing a fair and transparent process that ensures you never overpay. Here's a breakdown: (construction milestones explained as per contract)

- €5.000 Down Payment
- 35% Due Upon Signing of the Lease Agreement.
- 30% Due After 50% Completed (Construction Milestone as per contract).
- 25% Due After 75% Completed (Construction Milestone as per contract).
- 10% Due Upon Handover of the Villa.

This payment plan ensures peace of mind and manageable payments while your villa is being
built to perfection.

What does the term "off-plan project" mean, and what advantages does it offer?

An off-plan villa project involves selling villas before their construction or completion.
Buyers acquire the property based on architectural plans and project specifications
provided by the developer, without the physical structure being already built.
