Kedungu for Families: Schools, Space and the Drive Times That Matter

Kedungu sits on the Tabanan coast, west of Tanah Lot and one stretch of rice field beyond Seseh and Cemagi. It is where the developed coast thins out into working paddy, river valleys and a black-sand beach with a reef break that works on the tide and rarely holds a crowd.
Families keep turning up here for a straightforward reason: it is what Canggu was, at a fraction of the land price, and the school run is now possible in a way it was not three years ago.
Why the school question changed
Until recently, living this far west meant a long daily drive in both directions. Then Nuanu Creative City was built at Nyanyi, three to five kilometres up the coast — 44 hectares, kept at roughly 70% green, with ProEd Global School’s Nuanu campus inside it.
That single campus is what makes the area workable for families with young children. It runs a Cambridge curriculum from Nursery to Year 11, roughly ten minutes from the Kedungu lanes.
Two things to know before you plan around it. It stops at Year 11, so there is no exit diploma on site — a real consideration if your children are approaching the end of secondary. And ProEd publishes different fees for each campus, so the figures circulating online for the Umalas campus are not the Nuanu figures. Ask the school directly.

Those last two are not daily commutes from Kedungu, whatever a listing tells you. Green School and Bali Island School are Ubud and Sanur schools, and families who choose them live accordingly.
Drive times above are off-peak estimates. Bali traffic is not linear and the Canggu approach is the worst of it — measure the run yourself at 07:15 on a weekday before you commit to a school, not on a Sunday afternoon.
On fees, for planning: full-curriculum international schools in Bali run from roughly IDR 90 million a year in the early years to IDR 280–330 million at the top of secondary, and registration, capital levies, lunch and bus typically add 20 to 30% on top of tuition.
Hospitals, honestly
This is the area’s clearest gap, and it deserves a plain answer rather than a reassuring one.
Kasih Ibu Tabanan, in Tabanan town, is the nearest hospital of any scale — roughly 25 to 35 minutes. It is a competent regional private hospital with an emergency department.
For international-standard emergency care, paediatric intensive care or anything requiring evacuation, you are looking at BIMC Kuta at about an hour and Siloam or Bali International Hospital in Denpasar and Sanur at an hour or more, longer in traffic.
Compare that with Canggu, where BIMC Kuta is around 40 minutes. It is the single most meaningful difference between the two areas for a family with small children, and it is worth deciding about consciously rather than discovering.
The practical layer
Supermarkets. Pepito at Buwit, on the Tanah Lot bypass, is the nearest Western supermarket — ten to fifteen minutes, open 07:00 to 22:00. Pepito Pererenan is twenty to thirty minutes. Delivery services cover the area.
Internet. Fibre reaches the villages but reliability varies village by village — Biznet, IndiHome and ICONNET all operate here. Anyone working remotely should check the specific address rather than the area, and most people run a second connection.
Getting around. No public transport. A scooter or a driver is not a lifestyle choice here.
Everything else. Fewer restaurants, fewer shops, no nightlife. Nuanu has absorbed some of that gap with Luna Beach Club and its restaurants, and Ciputra broke ground on Senja Beach Club at Kedungu in early 2026. The area is arriving, but it has not arrived.
What the area is becoming, and one caveat
Kedungu is not being developed gradually by many small buyers. Ciputra holds a 60-hectare beachfront masterplan with roughly a kilometre of frontage, and Nuanu is a IDR 2.4 trillion project next door. Two institutional developers are setting the tone for the whole stretch, which is unusual for Bali and cuts both ways — better infrastructure, less control over what the neighbourhood becomes.
Land still reflects the early stage. Verified Kedungu listings run around IDR 560 million per are freehold, or IDR 12–17 million per are per year leasehold on terms of 23 to 39 years. Canggu freehold sits at IDR 1.5 to 3 billion per are, Pererenan at 1.2 to 1.75 billion. That is the whole investment case, stated plainly.
The caveat, which nobody selling here mentions: Tabanan is one of six regencies that agreed with the provincial government to stop new hotel and restaurant development from 2026, in exchange for a share of tourism tax revenue. Badung and Gianyar — Canggu, Seminyak, Uluwatu, Ubud — are exempt. Whether the restriction reaches private residential villas is genuinely unresolved, and it currently runs on executive instruction rather than a provincial regulation, which means it can move without a legislative process.
If you are buying land here to build, get a written opinion from a notary on your specific plot and intended use. Not a blog, and not an agent’s reassurance.
Who it suits
Families who want space, quiet, rice fields and a beach at the end of the lane, who have a child in the early or middle school years, who can drive, and who are comfortable being twenty minutes from a supermarket and an hour from a serious hospital.
Not families who need a full secondary programme on the doorstep, or who want to walk to dinner.
The trade is real, and for a certain kind of household it is an easy one.
